Bridge facilities are appropriate in a number of circumstances. Bridging can be useful where goods are purchased from abroad and the foreign supplier wishes for payment before the goods leave the originator country. Broad Oak can arrange a “bridge” facility whilst the goods are shipped to the UK and then a long term funding facility once the goods have arrived in the country.
Bridge Facilities are also useful to obtain funds quickly to counteract a short term cash flow problem. Also, individuals purchasing a residential or commercial property at an auction find bridging useful whereby their banks are unable to lend until such time as the property is in a mortgageable condition. Broad Oak lends on value no matter what condition the property is in.
